ANDERSON CENTER - BETHEL UNIVERSITY
Bethel University has submitted an Application for Preliminary Plat and Master Planned Unit Development at 12 Pine Tree Drive (Bethel Anderson Center). The Applicant is requesting to subdivide the northern section of their property into two (2) new lots of record.
LAKE JOHANNA PROPOSED FIRE STATION LOCATION
The Lake Johanna Fire Department, at the direction of the Lake Johnna Fire Department Board, is in talks with Bethel University to acquire a piece of land adjacent to the Anderson Center on Pine Tree Drive for a future fire station to better serve southern Arden Hills and Shoreview. This future station would replace the current Station 4 on Victoria Street in Shoreview. Please note, the fire department is only seeking to acquire land at this point.
ARMY NATIONAL GUARD RED BULL INFANTRY DIVISION HEADQUARTERS
Exterior construction is nearly complete on the Army National Guard Red Bull Infantry Division Headquarters. Interior improvements and exterior utilities’ work are ongoing. The anticipated opening is summer 2020. An estimated 800 National Guard members will use the facility on drill weekends.
BETHEL UNIVERSITY MAIN CAMPUS
Bethel University is constructing a new 20,000-square-foot addition to the Academic Commons Building for its science programs. The property is located at 3900 Bethel Drive. The property is zoned Institutional District and is guided as Public and Institutional on the Land Use Plan.
In late 2018, Boston Scientific announced that the Minnetonka Boston Scientific campus will be shutting down and transferring all product, processes and employees to the Arden Hills Campus. There will be approximately 400 employees transferring to the Arden Hills campus by 2020. In preparation for this move, campus site improvements are taking place.
Barry O’Meara has submitted a Land Use application for a Variance and Preliminary Plat at 3246 New Brighton Road. The Application is proposing to remove the existing vacant fire station and then subdividing the property into four (4) owner occupied single-family residential lots. The Applicant is requesting a variance to reduce the minimum lot width from ordinance required 85 to 81.75 feet.
Scannell Properties has submitted a Land Use Application for Preliminary/Final Plat, Site Plan and Master Planned Unit Development to develop the vacant land at the end of Round Lake Road and Gateway Boulevard. The Applicant is proposing to construct a 250,000 square foot office and warehouse facility.
MARRIOTT SPRINGHILL SUITES
Construction is continuing at 3920 Northwoods Drive, where Hawkeye Hotels is building a Marriott Springhill Suites hotel that will include 139 guest room suites. Site work began in fall 2017 and the developer began construction in January 2019.
MOUNDS VIEW PUBLIC SCHOOLS
Mounds View High School
The Mounds View Public Schools District is adding space to all of its schools to meet district growth needs. Work is underway at Mounds View High School and includes adding 27,300 square feet of additional classroom space and a 49,000-square-foot gymnasium addition.
During the approval process the City Council included conditions that the School District perform a traffic and pedestrian study and implement safety measures to address the significant increase in pedestrian crossings of Lake Valentine Road by students using the parking lot north of the school building. The traffic and pedestrian study was recently completed and reviewed by City and School District staff. View a summary of the recommended improvements. The recommended traffic and pedestrian improvements require a Public Hearing be held at an upcoming Planning Commission and City Council meeting to amend the original approval documents to accommodate recommended improvements to Lake Valentine Road.
Valentine Hills Elementary
The Mounds View School District has approvals to construct a 9,000-square-foot classroom addition on the south side of the building and a 1,000-square-foot cafeteria addition. Construction is anticipated to start in the spring of 2020.
SUMMIT DEVELOPMENT SENIOR HOUSING COMMUNITY
Summit Development plans to build a 120-unit senior housing community west of Old Highway 10 on vacant land south of Parkshore Drive.
The proposed development will include memory-care suites, assisted-living units and independent-living apartments. The project is slated to begin in 2020 and take 18 months to build. The community and care will be managed by Walker Methodist.
Proposed amenities include craft rooms, library, health and exercise center, salon, deli and theater. The project also will include new trails around the property, along with exercise stations and shuffleboard courts on adjoining park land.
The park land is owned by the city and will be developed as part of the approved project. The park will be available for the Arden Hills community to use. The exercise stations will be geared to seniors, allow users to remain seated and have accessible options. One station will have play equipment for children.
